Moving Tips

Stay organized by creating a moving binder.

During a move you are going to need paperwork more often than you ever dreamed possible. Put together a brightly colored binder with sleeve protectors that contain copies of your orders, birth certificates, social security cards, mortgage documents, rental agreements, etc. It will make you feel even more organized than you already are.

Guard yourself from claims disputes later on by creating your own photo inventory.

You could inventory everything you own—27 forks, 12, knives, 6 spoons, 182 sippy cups. Or you could fling open your cabinets and take pictures of what you own. You can do the whole house in about an hour. If you need to make a claim, a photo is hard to dispute

Have ziplock bags on standby to collect any loose hardware during furniture disassembly.

Nothing gets lost quicker than the hardware that keeps beds together or mounts a TV to a bracket. Use little ziplocks to tape hardware from beds to bed frames so they all arrive together. This works for cords and curtain rings, too. Use a Sharpie to note what the items are and where they go. Plus, all too often the “parts” box can go missing which makes it difficult on the distant end.

Take a picture of the back of your TV so that you can remember how to set it back up at your new location.

Remembering how everything gets plugged in to the TV is a hassle—and you will forget which cord goes with which device. Take a picture and eliminate the mystery… and it doesn’t hurt to snap a video or photo of the serial number and the TV powered on and working. This way if it shows up in the new place and no longer functions it will prove helpful during the claims process

Don’t move still packed boxes from your previous move – you probably don’t need them.

The number one tip professional organizers like to give is: if you haven’t used an item in two years, you don’t need it anymore. Since military families move every 2.5 years, this means that if you haven’t used an item in your current house, you are probably not going to need it in your next house. This especially applies to those brown cardboard boxes of stuff from the past four duty stations that you never unpacked

Unloading Tips

The day of Moving is always the most stressful but despite that you need take deep breaths and calm during moving. Once you arrive at your new residence it becomes very important to unload your moving truck in an organized way. You can call your family members or friends to help you out with the process of unloading the moving truck. More the people for help in unloading the moving truck the quicker the process of unloading will be accomplished. Also you need to remember and consider that unpacking process is not necessarily to be done in one day

Therefore to help you in having an organized, safe and peaceful unloading process, here are some factors for consideration that you must go through if you are soon to relocate at a new place. Have a look:

You need to decide in advance that in which room you desire to place appliances and furniture before you make any start in the procedure of unloading the moving truck. Also make it sure that you have big enough hallways and door ways that lets you to move your items inside your new residence and then into the rooms.

For a hassle free unloading and unpacking of goods you need to consider that labeling the boxes with their contents and the room they belong to during packing is very important. You can simply place labeled boxes in the room they belong to without opening each of them while unloading. This allows you to be organized.

It is very important to assure that there is a safe pathway from the truck leading to the house and also inside the house. If there is any obstruction or debris then clear it before unloading goods.

Always be cautious or careful when you are about to open rear gates of moving truck as momentum can let packing boxes press on the gates and thus it can fall over you very easily.

Do take inventory of all your items as soon as they are unloaded from the moving truck in order to assure that nothing is broken or lost. If you have hired a moving company then do keep a list of every damaged item during the transit.

In accordance to the room plan that was made before the move consider placing larger furniture in the specified room first and then put bed and tables together.

When during unloading households you come across bigger items that are flat like ironing boards, mirror, mattresses or box springs then let them stand against the wall of the moving truck with straps or ropes.

While packing, mark boxes with goods of immediate use as “Open First”. After unloading open the “open first” boxes in order to meet the need of goods are urgently required for further unpacking a give a start to the set up of new residence.

Make a pile of cardboards and plastic that can further be recycles after you are over with unloading things from the moving truck.

After finishing the entire process of unloading of your goods, do remember to walk through the moving truck to assure that there is nothing left behind in it and then sweep the truck before letting it go.

Now when everything is unloaded in your new house there may arise a feeling of frustration because of being surrounded by the stacks of packed boxes and unpacking is the final thing to do. Therefore it is better to start unpacking the things on the next day of unloading. There is also no need of unpacking all the boxes in one day.

After unpacking appliances install and check the appliances. Do have a professional for the installation of gas appliances.

Start your unpacking process with kitchen items. Do make a plan before about the where to place the items that are to be used every day. These should be placed where reach is easy. Items that are not to be used regularly you can wait to unpack those.

Do set your bathroom secondly including unpacking toiletries at first, putting soap and paper into place and hanging shower curtains. Then start with living room and bedroom. Remember to unpack items firstly that are essential and leave the items that are not to come in immediate, use.

What is Electrical Maintenance?

Electrical maintenance is the upkeep and preservation of equipment and systems that supply electricity to a residential, industrial or commercial building. It may be performed by the owner or manager of the site or by an outside contractor. The work is commonly performed on a schedule based on the age of the building, the complexity of the electrical system or on an as-needed basis.

The main areas of general electrical maintenance commonly include the power outlets and surge protectors, generators and lighting systems. These supply sources are checked for structural integrity as well as internal stability. The maintenance plan normally includes the regular replacement of burned out fluorescent and incandescent lights. Many building managers in recent years have refitted their lighting systems with energy saving bulbs and elements.

Preventive maintenance is also generally part of a building’s upkeep. This plan ordinarily includes the scheduled inspection of large systems and equipment by a professional electrician. The purpose of these periodic assessments is to fix small problems before they escalate into large ones. This is particularly important at plants, hospitals and factories that heavily rely on these systems for daily operations.

Electrical generators, switches and circuit breakers are regularly checked for solid connections and intact wiring. If flaws are discovered, electricians normally make repairs. Depending on the condition of the wiring, the repairs are typically made by splicing wires together. In some situations, they are encased in metal tubing called conduit to protect them from wear. Keeping the wiring in good shape ensures a consistent flow of power to heating, ventilation and air conditioning systems.

To guarantee the steady, uninterrupted flow of electricity to buildings, electrical maintenance is ordinarily performed by licensed industry professionals. These maintenance electricians normally have building specifications, wiring and equipment diagrams, and blueprints at their disposal to make sure they inspect all areas. They typically use a variety of hand tools, including hand drills, pliers, wire cutters, screwdrivers, knives and conduit benders. Voltage, amps and ohm meters are commonly used in the maintenance operations

What Should You Expect From Immigration Lawyer

Going to the immigration attorney for the first time? Ask these questions

Meeting with an attorney for the first time can be very stressful. You wouldn’t be there if you didn’t anticipate (or have) a problem. However, knowing the right questions to ask at your initial meeting can help you walk away with the confidence and clarity you need to move forward.

Here are the most important questions to ask when you first consult with an immigration attorney:

Do you handle my type of immigration problem? Some immigration attorneys handle just about every type of case, while others may focus more on family-based visas or people who are seeking to avoid deportation due to minor criminal offenses. You want an attorney who understands the issues involved in your particular case and has the experience to help you.

How are fees handled? Some routine issues may be handled for a flat fee, while others may require hourly billing. You want to know what to expect financially as you proceed with your case.

How does this case compare to others you’ve handled? No attorney can predict the outcome of your case, but an experienced attorney probably has seen cases similar to yours before. Look for an attorney who will level with you about the possible problems with your case.

What kind of things can I do to help my case? You need to know what kind of documents you have to gather for your case and what other steps can improve your outlook once you get in front of the immigration judge.

How can I contact you? Will your attorney keep you updated? Can you communicate via email? Is there an interpreter available? Practical concerns like these should always be addressed at the initial meeting.

If you’re seeking experienced immigration assistance, contact our office for an appointment. You can also continue exploring our site for additional information that can help inform your decision-making process.

Questions To Ask An Immigration Consultant

If you’re looking for an immigration consultant, whether to help you with your immigration application or assist you with family sponsorship, it’s important to pick a reliable professional with high standards. After all, you want your immigration application to be accepted in the first attempt! Therefore, it’s essential to choose an immigration consultant that you can rely on for your immigration application needs.

If you’ve never worked with an immigration consultant before, you may not know where to start when it comes to choosing the right one for your situation. To make the whole process easier for you, we’ve outlined ten valuable questions to ask a potential immigration consultant.

During your initial consultation, ask these questions to help you understand if this professional is the right fit for you, and capable of assisting you from start to finish of the immigration process.

1. Can I talk or correspond directly with the registered agent?

If you are paying someone to represent your case, it is your right to communicate directly with that agent to avoid any communication gaps. If your agent is making excuses in providing you the registered consultant’s details, you are better off not hiring that agent.

2. How long have you been in the industry?

An experienced consultant will efficiently navigate you through the process of immigration and ensure that you make a successful application the first time around. As the longevity of an immigration consultancy is important, a few companies may also claim to be working in the industry for a decade or so. Verify this by asking them for their company registration.

3. How are you different from others?

See what strengths this agent or company has as compared to other competitors in the market. This will help you decide which agent or company you need to hire.

4. Which immigration program may be right for me, and why?

Before signing a contract to work with a consultant, the representative should be able to tell you which program is best for you and why. Be careful of consultants who try to prescribe a single program or who cannot explain to your satisfaction why the particular program is best for you.

5. What are my chances of success through this program?

No reputable consultant or lawyer can guarantee your success in an immigration program. If someone guarantees with 100 percent confidence that they will get you a visa, be careful! This is a big red flag. However, a consultant or lawyer should be able to give you some idea of your chances before you sign a contract. This is most relevant to you if you’re applying through Express Entry. Express Entry is extremely competitive – while you might meet the eligibility requirements for a program, this does not necessarily mean you will ultimately be successful in obtaining a visa or work or study permit, as the case may be. If you want to apply through Express Entry, ensure that your consultant or lawyer can tell you your approximate CRS score and whether or not you’re in the competitive range to receive an invitation to apply. If you’re not currently in a competitive range, you should receive reassurance that there are ways to potentially increase your points total, or perhaps pursue other immigration options as well.

What is your strategy for my case?

Ask about the lawyer’s plan to work with your case and the approximate time each stage will take.

Who else is going to handle my case? Many lawyers relay the work to paralegals. Do not feel afraid to ask about the lawyer’s percentage of involvement in your case and who else will be in contact with you.

What is the estimated cost? Ask for the cost of the service including extra fees. Request a breakdown of the costs. Do not forget to ask about forms of payment and if there are payment plans.

What are the chances of success? Immigration law is not an exact science, but it requires skill to get the best outcome. Ask for a realistic analysis of your situation and possible outcome scenarios.

What Type of Online Reviews Does the Law Firm/Lawyer Have?

While there are some attorneys who hate online reviews, the fact is, they are beneficial to consumers. While it is important to look at these, remember to take them with a grain of salt.

In most cases, only people who are extremely happy or unhappy with the service they receive are going to leave a review. Be sure to keep this in mind as looking at the reviews that have been left.

Keep in mind, it’s also a good idea to look at several different review sites when choosing an immigration attorney. This will help ensure you have a good idea of who you should hire.

Does the Attorney Offer a Consultation?

The majority of immigration attorneys won’t offer a “free” consultation. Unlike a personal injury attorney, who do offer this, immigration attorneys usually take on cases and charge lower fees than other legal professionals.

Most immigration attorneys are going to charge a reasonable consultation fee, at a rate that’s equivalent to their experience. This is the approach that works best for clients.

Is There Someone at the Office Who Speaks Your Language?

When dealing with any type of legal matter, communication is key. You need to ensure there is someone at the office who speaks your language.

Being able to discuss your legal needs in your native tongue is crucial to making sure that the message is clear and that there are no surprises that arise down the road.

The Significance Of Environmental Mold Remediation Companies

Mold Remediation

Mold Remediation Specialists will walk you through the process of how we identify, contain, and remove this potential threat from your environment. When faced with mold damage, you want a proven, experienced restoration company who can handle your claim.

Identify and Remove:

We identify any mold affected areas in your home or business and create a detailed decontamination plan. We contain the affected areas. We then create negative air pressure and a HEPA filter exhaust to the exterior to further avoid cross-contamination.

Humidity Control

The next step is to ensure the source of the mold is removed. Mold grows in dark areas where too much moisture is present. Technicians create a detailed drying plan to safely reduce moisture to their predetermined levels. We’ll use dehumidifiers and air movers to continue the drying process until target Equilibrium Moisture Content (EMC) has been reached.

Clean-Up

After the space is dry, technicians use a HEPA vacuum on all surfaces. HEPA vacuums utilize extremely fine filters which can remove even tiny particulates. If necessary, we’ll conduct a complete cleaning and sanitization of the air duct systems. We use sanitizers, disinfectants and anti-microbial products to remove any possibility of residual mold. A final vacuuming of all affected surfaces is done to complete the process.

Put Back

After the mold removal, decontamination and cleaning processes are complete and we are ready to restore your home or business to pre-loss conditions. We’ll put back any flooring surfaces, complete painting where necessary and reinstall your furniture

What Is Black Mold?

Black mold is the stuff of homeowners’ nightmares. It is a toxin-producing fungus that creeps in unnoticed, and then takes over. Mold is everywhere — indoors and out — just waiting for the conditions it needs to settle down and multiply. Microscopic spores can lie dormant almost indefinitely, until they encounter dark, damp areas to set up shop.

Black mold, or Stachybotrys chartarum, can be toxic, harming the health of both people and pets. It belongs to a family of toxin-producing molds, all of which can be just as dangerous. Mold doesn’t take long to permeate walls, floors and ceilings. Whenever your home suffers water damage, you should have a professional check the walls for mold infestations. They can go unnoticed for weeks, and then spring up practically overnight.

Once mold produces colonies in your living space, it quickly grows and releases toxins that make life miserable for inhabitants:

Mold emits a pungent, musty odor that prevents rooms from smelling fresh.

Mold wreaks havoc on allergy-sensitive individuals, as well as those with asthma, making symptoms flare up.

Mold can cause coughing, wheezing, chest tightness, and difficulty breathing.

Mold toxins can trigger chronic inflammation and ongoing cold-like symptoms.

People with compromised immune systems can get systemic infections of the lungs, skin, or digestive tract.

In rare instances, mold toxins can cause neurological problems or even death.

The more prolonged the exposure, the greater the danger.

Searching for Efficient, Affordable Mold Remediation Services?

Because mold commonly grows in spots you don’t often look, it can be hard to recognize. And unfortunately, mold does more than simply spread and look unattractive. Household Mold & Common Symptoms

In nature, mold and fungus break down decaying plant and animal matter and enrich the soil around them, but can bring their share of issues if they grow in your home. There are many types that happily live in homes. Many of these mildews, molds and fungi do best in damp, obscured places in your house such as your basement or hidden regions of your laundry room. Fortunately, this type of mold is typically harmless, but sometimes a little splotch can grow to bigger proportions. Mold procreates with the use of spores released into the air and causes sickness if breathed in by anyone with mold sensitivities or breathing issues. For many people, household mold, mildew or fungi are harmless and go unnoticed. That said, they can affect other, more allergy prone demographics. Mold sensitivities are seen in many the population and strike at various times based on the concentration of mold. If you have a mold allergy, you’ll likely sneeze, have a runny nose, red eyes or a skin rash when mold is nearby

old and mildew can be especially triggering for asthma attacks too. Additional sensitive groups at risk include:

Infants and toddlers

Those 65 and up

Immune compromised individuals

People with chronic pulmonary disease

Don’t Let Mold in your Home

Thankfully, there are methods you can follow around your house to remove and avoid mold. Block mold from your home altogether by periodically wiping down your HVAC unit, weatherproofing and insulating outside areas. Mold and mildew grow in damp spots in your house, like bathrooms or crawlspaces, so frequently cleaning these regions helps more you’d think. Mold does best in warm, damp surroundings, so implementing dehumidifiers around your home can dry out the area, making it uninhabitable for mold.

How To Go About Effective Tax Planning

Tax Planning Basics: Four Ways To Reduce Your Taxes

Tax planning is an important component of your overall financial plan. By utilizing Strategic Tax Planning throughout the year, we can assist you in reducing the taxes you pay – and to keep more of what you have and what you earn.

Strategic Tax Planning is not accomplished in isolation. It is driven by your overall financial goals and integrated with your total financial plan. By developing and implementing appropriate strategies to lessen or shift current and future tax liabilities, you can improve your prospects of meeting long- and short-term objectives.

Don’t be fooled by tax professionals and advisors who focus on “tax-loss harvesting” and “loopholes” as their primary tool to reduce your taxes. We use tax-favored investment strategies that are based on tax code and tax law, not loopholes. Some of the tax law & tax code strategies we use have been in effect since 1914! Invest in yourself and your family, not the IRS.

Keep in mind that tax laws are often complex and frequently change. As a consequence, you should consult your tax professional before making investment and tax decisions.

Here are four basic ways to reduce your taxes.

The goal of tax planning is to arrange your financial affairs so that you pay as few taxes as possible, and so the taxes you do pay are as low as possible.

Reduce your income.

Your adjusted gross income (AGI) is a key element in determining how high your taxes will be. Several other things depend on your AGI (or modifications to your AGI) – such as your tax rate and various tax credits. AGI even impacts your financial life outside of taxes; banks, mortgage lenders, and college financial aid programs all routinely ask for your adjusted gross income. It is a key measure of your finances.

Because your AGI is so important, you may want to begin your tax planning here. What goes into your AGI? Your income from all sources minus any adjustments to your income. The higher your total income, the higher your AGI. As you can guess, the more money you make, the more taxes you will pay. The number one way to reduce the amount of taxes you pay is to reduce your income. And the best way to reduce your income is to contribute money to a 401(k) or a similar retirement plan at work. Your contribution reduces your wages and lowers your tax bill.

You can also reduce your AGI through various adjustments to your income. Adjustments are deductions, but you don’t have to itemize them on the Schedule A tax form. Instead, you take them on page one of your 1040 tax form. Adjustments include contributions to a traditional IRA, student loan interest paid, alimony paid, and classroom-related expenses. A full list of adjustments can be found on Form 1040, page one, lines 23 through 34.

The best way to boost your adjustments is to contribute to a traditional IRA. Two of the best ways to reduce your taxes are to save for retirement through a 401(k) at work or through a traditional IRA. Contributions to these retirement plans will lower your taxable income and, subsequently, your taxes.

Increase your tax deductions.

Taxable income is another key element in your overall tax situation. Taxable income is what’s left over after you have reduced your AGI with deductions and exemptions. Almost everyone can take a standard deduction, and some people are able to itemize their deductions.

Itemized deductions include expenses for healthcare, state and local taxes, personal property taxes (such as car registration fees), mortgage interest, gifts to charity, job-related expenses, tax preparation fees, and investment-related expenses. One key tax planning strategy is to keep track of your itemized expenses throughout the year using a spreadsheet or personal finance program. You can then quickly compare your itemized expenses with your standard deduction. You should always take the higher of the two.

Your standard deduction and personal exemptions depend on your filing status and how many dependents you have. You can increase your standard deduction and personal exemptions by getting married or having more dependents. But the best strategies for reducing your taxable income are to itemize your deductions, and the three biggest deductions are mortgage interest, state taxes, and gifts to charity.

Take advantage of tax credits.

Once you’ve adjusted your taxable income, you can focus on various tax credits. There are tax credits for college expenses, saving for retirement, and adopting children.

The best tax credits are for adoption and college expenses. Not everyone is in a position to adopt a child, but most people can arrange to take a college course or two. There are two education-related tax credits: The Hope Credit is for students in their first two years of college.

Branch Out As An Entrepreneur

Every time someone takes on a new business, there is a risk associated with it, but the tax breaks make it worth taking the plunge. Whether you are starting this business to run after your primary job or if you are taking a leap into the unknown, the tax breaks at both the state and federal levels can be satisfying. Deduct costs and expenses associated with the business to your taxes. Make sure to have receipt documentation of these expenses, whether it is material purchases or a bill for utility services. A tax break is waiting for you on your income taxes.

If you are working your business out of your home, you are able to take advantage of tax breaks related to your home expenses. Your office space and any utilities that are used in that space where you are working can be applied for tax deductions, further reducing your income taxes annually. Even if your business has not been very profitable the year before, the payoff in tax breaks may be enough to keep you pursuing your business in the future.

If you have a business with employees and offer health insurance as a benefit to them and yourself, you could qualify for an additional tax deduction that will lower your income tax at the state and federal levels. Consider the various tax breaks that come with owning a business as you get started and start to implement benefits programs and employment options.

Tax Planning: The Most Critical Component To Your Financial Security

When you combine direct income tax, which is the amount of tax you pay on your annual income, with indirect tax, meaning everything from GST, sales and super taxes, to capital gains, fuel tax and all the different stamp duties, your tax burden adds up to the single largest expense you will ever pay and the biggest drain on your wealth creation potential.

Once taxes are paid, your remaining net income is all you have to cover your home loan or rent, investments, living expenses, your children’s education, travel, and entertainment. Meanwhile, inflation, which has now surpassed wages in growth, brings that cost of living up year over year – stripping your purchasing power even further.

That’s why strategic tax planning is a critical component to getting ahead. You can realise rapid results with annual tax savings that compound year over year.

Tips for Strategic Tax Planning and Filing

It’s February, which means tax time is just around the corner, and you’ve probably seen lots of articles quoting Benjamin Franklin’s historic quip, but taxes don’t have to be as bad as all that. Whether you’ve already started your taxes, outsourced the entire process to a tax professional, or are waiting until the last minute, small things make a big difference when it comes time to do your filing.

These seven strategic tax tips have been selected to help you get the most possible out of your tax filing. So, instead of dreading doing your taxes, maybe this is the year where some extra research could help you save a bit more. Or perhaps you’ll set a goal to finish your taxes earlier than you’ve ever finished them before. So, grab the tax bulls by the horns! And use these seven strategic tips to potentially make your life easier.

Tip #1: Review Last Year’s Documents First

Review all of your tax documents from last year to make sure that everything has been reported correctly. Check your W-2s, 1099s, and other income documents to confirm that there aren’t any obvious errors in the way your income has been reported. If there are problems, you’ll need to contact the company/issuer of the documents.

Tip #2: Consider Requirements for Your Investments

When it comes to reporting your investment earnings, organization is key. The IRS requires that you report your interest and dividend categories separately. This information will be easier to find if you have your earnings statements available from all of your investment accounts. Yearly statements may contain all the information you need, but it doesn’t hurt to keep your monthly or quarterly statements in a file folder just in case you need more detailed information while doing your filing.

Tip #3: Reduce Your Taxable Income with a Traditional IRA

If your 2016 Modified Adjusted Gross Income (MAGI) is $98,000 or less (joint) or $61,000 (single), you may be able to fully deduct contributions to a Traditional IRA. A higher income than that may just mean partial deductions, so check with a tax professional. Many taxpayers can make contributions to a Traditional IRA up until the time you file (due date April 18, 2017). The tax-deductible contribution limit for the 2016 tax year is $5,500. For those who are age 50 and over, the limit is $6,500.

Tip #4: Don’t Forget Charitable Donations

Charitable donations are often an effective way to reduce your taxable income for a given tax year, with the added benefit of helping those in need. According to the IRS, charitable contributions are only tax deductible if you itemize the deductions.1 Charitable contributions must be made to qualified organizations in order to receive a deduction on your taxes (if you want to check if the organization qualifies as an “exempt organization,” you can check here: https://www.irs.gov/charities-non-profits/exempt-organizations-select-check). To deduct your charitable contribution, you’ll need to provide a bank record or written communication from the charitable organization that includes the name of the organization, the amount, and the date of the contribution. Don’t forget about property you may have donated as well – that may count as well.

Tip #5: Include Medical Expenses

Another important tax deduction is medical expenses, but you’ve got to have the documentation to back up your claims. Your unreimbursed medical deductions will need to total more than 10% of your adjusted annual income, and according to the IRS those aged 65 or older are exempt from the increase (meaning the expenses need to total a lesser 7.5% of adjusted annual income).

There are many commonly-overlooked medical deductions you can take, but you’ll need to keep track of your records. With proper records, you may be able to claim the following:1

  • Travel expenses to and from medical appointments and treatments
  • Insurance payments from income that has already been taxed
  • Medical treatments that aren’t covered by your insurance, such as contact lenses, false teeth, and hearing aids
  • Laser vision corrective surgery
  • Medically necessary items prescribed by your physician such as adding a humidifier to your home’s HVAC system
  • Costs associated with controlled substance rehabilitation treatments

As with charitable donations, keep track of these records throughout the year, either in a paper folder or an electronic file. When it’s time to file your taxes, you’ll have everything you need in one place.

Tip #6: Track Your College Education Expenses

Work with a tax professional to deduct qualified expenses when it comes to spending on higher education for your family members, and make sure that any distributions from your 529 college savings plans match-up with the expenses incurred in the same calendar year. It could make sense to keep an Excel spreadsheet or some other running tally on all college-related expenses, from tuition to books to room and board.

Tip # 7: File Early to Avoid Fraudsters

Fraudsters are sometimes known to file fake returns in a person’s name…before that person has the chance to. This way, they can collect the refund while it’s still available. According to Fidelity Investments, one of the best ways to safeguard against this type of fraud is by filing your returns as early as possible. If you file a legitimate return before a fraudster tries to file one in your name, the fraudulent return gets rejected.

Commercial Cleaning Not For The Amateur

Cleaning Services – business guide

These businesses clean the interior of offices, homes and other premises and include washing the exterior of a building. Dry cleaning services and laundromats also require municipal licensing.

Examples of businesses that do require a municipal licence:

Housekeepers

Cleaners

Residential cleaning

Commercial cleaning

Window washing

Chimney and furnace cleaning

Pressure washing exterior windows and walls

Janitorial and caretaker services

Laundromats

Dry cleaning plants

Consider your required approvals

Once you apply for your business licence, outstanding approvals must be completed before the business licence is issued. A business licence will often have multiple licence types associated with it. Below is a chart of all the related licence types that fall under this business activity. If your business requires multiple licence types, approval processes are only generated once per licence. For example, only one fire inspection is required even if multiple licence types require that inspection.

Fees

For business licence fees, see the Business Licence Fee Schedule. The business licence fee schedule is broken down by licence type. If your business requires multiple licence types, the highest category fee will be charged. These fees do not include the costs related to required permits to meet land use approval, or any third-party approvals or inspections that may be required to obtain your licence.

Obtaining your business licence

A business license will be issued when  all outstanding approvals are complete. If you wish to inquire about the status of your licence

Commercial Cleaning Cost

The fact that you are busy with your work all week long leaves you minimal time to clean the working space thoroughly. In order to keep your place of work clean and hygienic, it is advisable to hire a professional commercial cleaner for the task.

This brings us to the commonly asked question, how much do commercial cleaning services cost? Although the standard rate in the industry is currently between $70 and $120, the cost varies greatly from one cleaning project to another.

This variation is a result of various cost factors. For instance, the cost will depend on the type of space being cleaned, including offices, restaurants, retail locations, medical facilities, schools, and churches. The rate will also depend on your preferred provider and area in square feet to be cleaned.

Commercial Cleaning Cost Per Square Foot

The much you will end up paying to have your commercial space cleaned will depend on the pricing structure used by your provider. It will also, to some extent, depend on the level of cleaning that is required. To begin with, there are those providers that charge a flat monthly cleaning rate. With such a provider, to should expect to pay between $500 and $800 per month for a comparatively small office.

If yours is a larger office, the provider may charge you a flat rate of between $2,000 and $5,000 per month. Others base their pricing on the square footage of the area to be cleaned. With this commercial cleaning pricing structure, to should expect to spend between $.05 and $.20 per square foot. There are yet other cleaners that will bill you on an hourly basis

The Office Cleaning Blueprint – A Step By Step Guide

Cleaning an office professionally is a lot of work. If you feel up to the task, it can be good to have a checklist or office cleaning blueprint with you to go by. That will help ensure that you clean everything properly and that the office is good to go once again.

You don’t want to do anything out of order because that can create a mess. Here is an office cleaning blueprint for you to make sure that you get everything according to the highest standards. The first thing you’re going to want to do is to clean out the clutter. Offices get quite messy sometimes just based on the clutter. Think about what might be stacked up in a corner, on a shelf or on that desk.

What’s the next step you ask? Well, it is time to get to dusting. Getting all the office equipment and furniture dusted is a big deal. That is what is going to help you get that office clean. You’re going to want to be meticulous with this step.

For example, you even want to dust keyboards and of course all electronic equipment in general. The dusting is going to take awhile, but then you can move on to the next step. Now it’s time to tackle all the glass. Is there a lot of glass in your office? You have to think about all of those screens, too. Glass detail is also going to take awhile.

This is one of the most important steps. You have most everything clean, and while that’s done, it’s time to disinfect. Put that sanitizer spray to work, and you’re not just spraying everything. You want to wipe down surfaces, too. Once you have disinfected everything, you may think you’re nearly done, but there is still lots more to do.

How Much Are Business And Office Cleaning Rates?

Commercial Cleaning Services Rates

Commercial cleaning averages $220 for a 2,000-square foot office. Most businesses pay between $140 and $300 but costs could run as low as $80 and up to $1,000 or higher for a space of this size. One-time services and deep cleanings cost more than if you schedule regular appointments.

Commercial Cleaning Contract Rates

Commercial contract rates vary based on the size of the space and frequency of service. However, an individual working under a contract is less expensive than a one-time visit.

Cleaners sometimes price their rates as follows:

Hourly for 1 or 2 cleanings per week

Per square foot for 3 or more cleanings per week

This is comparable to the cost of hiring a maid which ranges from $75 to $200 for a weekly visit, versus $100 to $250 a monthly visit. Contact a janitorial service near your business for a quote.

Office Cleaning Rates Per Hour

Hourly rates vary and run from $20 to $80 per hour. Lower rates (like $20 per hour) might be per person whereas higher rates could be for a team of professionals. On average, rates run from $30 to $50 per hour.

Medical Office Cleaning Rates

Medical office cleaning rates average $40 per hour and are usually at least $10 more per hour than traditional commercial services. Medical facilities cost more to clean than an office or other commercial space. There’s a lot more sanitizing involved and dealing with certain wastes or materials can be hazardous.

Commercial Cleaning Services: Buyers’ Guide

What is commercial cleaning?

Our definition: Commercial cleaning is a service that sanitizes retail shops, office buildings, medical facilities, and other types of commercial facilities. Commercial janitors will work on everything that isn’t residential, although sometimes specific companies will focus on just office or retail buildings.

Commercial cleaning is quite different from residential cleaning. The square footage is larger, the stakes are higher, and expectations are quite different from when you’re caring for your own home.

If you’re a new building or business owner, commercial cleaning may not be at the top of your mind until you’re the one left to disinfect several thousand square feet. It’s important to understand that commercial cleaning can make a huge difference in tenant satisfaction and ROI.

Commercial custodial services.

Let’s start with the basics. Our environmental hygienists perform a wide variety of tasks that maintain a sanitary workplace. These include:

Vacuuming carpets

Dusting

Sweeping

Mopping

Glass cleaning

sanitizing fixtures

Buffing and floor polishing

Refinishing hard surface flooring

Day porter services.

The day porter is the unsung hero that keeps your office running smoothly. They monitor and service all bathrooms to ensure that toilet paper and paper towels are readily available. If a meeting is set to take place, they handle setup and teardown. If your office kitchen is a mess after lunch, your day porter would clean it. A day porter can take care of whatever you need to keep your office running smoothly throughout the day.

Advice From A Dermatologist

All About Acne

Why you have acne

There are a million reasons why you could have acne and skin problems. Most people fall under one or more of these categories.

Dairy protein intolerance and breakouts

Researchers found a high correlation between dairy consumption, especially skim milk, and teenage acne. One reason why is that conventional dairy products contain enough hormones to have an effect on your body. You can see the effects of excess hormones on your skin.

Skin inflammation from insulin resistance

Insulin sensitivity or resistance describes how efficiently your body is able to get energy out of sugar and carbs. Sensitivity is good, insulin resistance means that  the cell fuel delivery guy knocks on the door and nobody answers. Your cells do not open up to receive glucose, so sugar stays in the bloodstream, causing inflammation.

If you’re insulin resistant, you’re probably carrying excess weight and having negative effects from blood sugar fluctuations. Other signs of insulin resistance include increased thirst, feeling cranky in between meals, fatigue, even blurred vision.

Researchers have connected the dots between acne and insulin resistance, though there’s plenty of room for more research on the topic to fully understand it. Since there are so many benefits to cutting sugar and lowering your carb intake, you may as well see if those things improve your acne.

Irritation from harsh skincare

If this is your first experience with acne, you might be tempted to go nuclear on it, and wind up buying the most drying, highest-strength stuff on the shelf. Though intuitively it feels like the right move, there are a few problems with that strategy.

First, your skin has its own microbiome, an ecosystem of microscopic organisms living on its surface. A healthy level of oil on your skin helps support beneficial microorganisms that keep your skin clear, calm, and happy.

Second, when your skin oils are in balance, your skin’s oil production is a supply and demand system. If it’s dry, you make more oil. Oily, you make less. Things like hormones, insulin, and toxins can disrupt the balance. If you intentionally dry out your skin, thinking that removing oil is good for you, your skin will respond by ramping up oil production. Then you get more acne. If you’ve ever broken out after a really intense exfoliation regimen, you likely went too hard on your skin. That’s your complexion trying to restore order after disrupting the skin’s lipid barrier.

Same goes for harsh chemicals. Your skin may react to products you use, giving you acne, or something that looks like acne but is actually irritation. Avoid heavy fragrances, strong astringents, allergens, and other irritants to keep skin smooth.

How do dermatologists diagnose acne?

If you have acne, a dermatologist can diagnose you by looking at your breakouts. During your appointment, a dermatologist will also note what types of acne you have and where the breakouts appear on your skin. This helps your dermatologist create an effective treatment plan.

Sometimes what looks like acne isn’t acne. While rare, what looks like acne can be another condition. For example, some people mistake hidradenitis suppurativa, also called acne inversa, for everyday acne. Treatment for this condition differs from that for acne.

Another condition that can be mistaken for acne is perioral dermatitis. It often causes breakouts that look like acne around the mouth.

Seeing a board-certified dermatologist can be reassuring. Whether you have stubborn acne or another condition, a board-certified dermatologist can diagnose you and create a treatment plan tailored to your needs.

How do dermatologists treat acne?

The acne treatment plan that’s right for you depends on many considerations, including:

  • What type of acne (i.e., blackheads, pimples, etc.) you have
  • Where the acne appears on your skin
  • What treatments you’ve already tried
  • When the breakouts started
  • Your age
  • Whether the acne has left you with dark spots or scars

Procedures to treat acne

Though not prescribed as commonly as medication, a few medical procedures may be used to treat severe acne. These procedures can all typically be performed in your doctor’s office. They may be painful and in some cases cause scarring. Health insurance plans don’t always cover them, either. You should confirm that your health insurance will cover these procedures before you schedule them.

Drainage and extraction

During drainage and extraction, your doctor manually drains large cysts that form under your skin. They remove fluids, dirt, pus, and dead skin inside the cyst to reduce infection and pain. Your doctor may inject antibiotics or a steroid into the cyst to speed healing and reduce the risk of scarring.

Laser therapy

Laser therapy may also help improve acne infection. Laser light helps reduce the amount of bacteria on your skin that causes acne.

Chemical peels and microdermabrasion

Chemical peels and microdermabrasion remove the top layer of your skin. In the process, whiteheads and blackheads are also removed.

Treating acne from the inside out

Fix your gut

One of the big root causes behind acne has to do with the gut, the gut microbiome. She advocates addressing gut imbalances that create problems in your whole body, the most noticeable place being the skin.

Diet

There’s a lot of research linking dairy protein consumption and acne. Another big one is sugar.

If you eat a lot of sugar or foods that turn to sugar, things that are high on the glycemic index, they’re going to increase your blood sugar, which causes a spike in the hormone, insulin. That increase actually triggers excess sebum production, the oils in our skin, plus it increases androgen activity. That combination is one of the big triggers for acne.

Aside from insulin, too much sugar wrecks your gut, and a lot of skin problems originate in the gut. There’s no shortage of reasons to stop eating sugar.

Address hormone imbalances

Acne is a hallmark of hormone imbalance. Since there are so many causes of estrogen dominance and other endocrine imbalances, you’ll want to work with a functional medicine doctor on this one. Functional medicine aims to uncover the root cause of a problem, while conventional medicine most often treats symptoms.

Hormones are complicated business, so you should dig as deep as you and your doctor can to address the chain reaction that leads to hormone problems and hormonal acne.

Hydrate, then hydrate more

Drink as much water as you think you need, then double that. Your urinary system is a detox machine that runs constantly as long as it has enough water to flow freely, picking up impurities along the way. Water also leaves your body as sweat, which will sweep toxins away much more efficiently the more you dilute them. While you’re at it, exercise and sauna help you sweat nasty things out, too.

What not to do for acne

Don’t take antibiotics as a first line of action

If you’re looking into prescriptions, you’re probably pretty frustrated with your acne at this point. When you consider antibiotics, you have to weigh the pros with the cons to see if antibiotics are worth it. Is it a short-term solution, and will you have to keep repeating antibiotics? Is it worth wrecking your gut, knowing that there’s an intricate relationship between your skin and your gut?

You can opt for topical antibiotics, which are certainly better than pills, but keep in mind that your skin has a microbiome that antibiotics will disrupt.

It takes patience, but it might be a better option to support your immune system and address imbalances first.

Don’t take an isotretinoin prescription without trying everything else first (everything)

Sure, desperate times call for desperate measures. But medicines containing isotretinoin not only mask the true issue — they can cause serious lifelong side effects like:

  • Crohn’s disease
  • Depression and suicide
  • Anxiety
  • Severe birth defects if you take it while pregnant

The most well-known isotretinoin brand, Accutane®, is no longer available, but doctors still prescribe other isotretinoin brands with the same set of risks.

Isotretinoin permanently affects the communication lines in your hypothalamic-pituitary-adrenal axis[20] which is “mission control” for your stress response, among countless other functions.

This is one of those times when even if your doctor extensively counsels you on this medication, you probably still will not cover the magnitude of long-term damage it can cause. Tread lightly. Get a second, third, and fourth opinion if you have to.

Don’t treat only pimples

Pimples aren’t simply a skin condition. They’re a signal that something else is going on in your body. Keep asking your doctor, “what caused that?” until you have a handle on the root cause. If you treat acne without treating the source, it won’t go away. Sure, use what makes sense to get your skin looking better, but keep digging for the true reason.

You’re not vain for wanting clear skin. Your appearance affects your job, your interactions, and your confidence. More importantly, your skin indicates how your body is working. Look at your skin as a main line of communication between the inside and the outside of your body.

Things You Can Do to Control Flying Wasps

Gardening: How to get rid of wasps nesting in the lawn

Q: Not sure you are able to help us, but for the last three to four years we have had ground hornets nesting in the lawn. This year seems exceptionally bad. They come late July and dig, and are usually gone in September. Is there any reason they are infesting our lawn? Is there anything we can do? We did try a spray down the tunnel, but they just seem to move to another area. I do not see them in the neighbors’ yards.

A: The first step is to determine what insect you are dealing with. There are two common ground-dwelling predatory wasps around here. The first is the ground digger wasp or cicada killer wasp (Schecies speciosus). They are large (about 2-inches long) black and yellow insects. These insects are generally safe to leave alone unless the nest is in a high-traffic area.

The bees nest in bare soil, so plant something — grass, ground cover, for example to eliminate potential nesting sites. These insects are solitary. The females spend their time digging small burrows and stocking them with paralyzed cicadas, which is food for their larvae.

Look for their nests in a sunny spot with loose, well-drained soil, usually near trees, potential hunting grounds for cicadas. While the females do sting, they are very tolerant and will not attack unless they feel threatened. The males are stingless but territorial. Expect them to fly around you, even bumping into you when you encroach on their territory.

The second possibility is a very aggressive type of wasp. These are less than an inch long and are commonly called yellow jackets (Vespula sp.). While these are also considered beneficial as they eat other insects, they are attracted to other sources of meat like your grilling steaks or your pet’s food dish. Yellow jackets also are dangerous because each insect can sting multiple times, and there can be hundreds of wasps in the nest.

Only the mated queens survive the winter. They look for holes in the soil, leaf litter, compost piles, cavities in dead logs or stumps, under loose bark or even in the siding of your home. The queens stay protected from November until warm weather in the following April. The queens emerge and look for a good nesting site.

How to get rid of wasps

Learn how to get rid of wasp and hornet nests safely, and stop insects from building them in the first place.

Wasps are frightening creatures and they can put a damper on outdoor activities. However, not all of these creatures sting and some of them are beneficial to our ecosystem. Without them acting as our natural pest control, our world would be swamped by insects.

What are the differences between wasps and bees?

Though both bees and wasps share similar physical characteristics, they are actually quite different in shape and size. Wasps have a narrow waist that connects their thorax to their abdomen, whereas bees are rounder and their bodies are made up of only one section.

Another way to distinguish them is to see if there’s any hair on them. Bees are hairy and wasps are hairless in comparison. You can also determine the creature by observing the types of diet they consume. Wasps feed on insects while bees feed only on pollen.

What do wasps look like?

Wasps can grow up to three to four cm long, but their size varies from species to species. However, they do share similar characteristics like having a pair of wings, a pair of antennae and six legs. Only the female species have stingers and their stings contain venom.

How to Get Rid of a Wasp’s Nest

Having a wasp’s nest in or around your home is an unpleasant situation to be in, especially if you have small children or somebody with an allergy to wasp stings. Your best bet is to call an exterminator, but if this isn’t an option and you’re not allergic to stings, you can likely take care of the problem yourself. To get rid of wasp’s nest, wear protective clothing, approach the nest at night when the wasps are less active, and thoroughly douse the nest in an approved pesticide spray, insecticidal dust, smoke, or water. Afterwards, you should take measures to also prevent wasps from returning in the future.

Ensure that you are not allergic to wasp stings. If you’re not sure whether you have an allergy to wasp stings or not, it’s a good idea to set up an allergy test with your doctor before you attempt to tackle the nest.

Contact your local vector control district. Though not available everywhere, vector control deals with disease-carrying or potentially dangerous insects and animals (vectors). These professionals can help you with identification, advise you on what to do, and may even remove the wasps for you

Call an exterminator. In most situations, it’s best to leave nest removal to the professionals. If there is no vector control district or they are unable to come remove the nest, try an exterminator instead. This is especially true if you have ground-nesting yellow jackets

Consider leaving the nest alone. If the wasps’ nest is far enough away from your house that it doesn’t pose a significant threat, you should consider leaving it alone, especially if it belongs to a less aggressive wasp species such as the paper wasp. Wasps are an important part of the ecosystem, as they pollinate plants and flowers and eat other garden pests such as caterpillars.

How Do You Get Rid of a Wasp Nest Without Harmful Substances?

While the best method to keep wasps away is to prevent them from building a nest in the first place, it’s possible to get rid of a wasp nest without using harsh products. But just getting rid of the wasp nest isn’t enough to resolve the issue; surviving wasps will return to reconstruct it. To ensure all the wasps are eliminated and therefore unable to come back, it’s best to treat the wasp nest at night while all the insects, including the queen, are present and far less aggressive than during the day.

How To Get Rid Of Paper Wasps

you may have reason for concern. Those are paper wasps and while they are fairly docile when they are away from their nests, they can become extremely aggressive when they are protecting a nest. If paper wasps have established a nest on your property, it can present a threat. That is why it is best to get rid of paper wasps right away. There is only one way to do this. That’s what we’re going to talk about today.

Nest Detection

The first step is to notice wasps nests as they begin to form. This has two components. You need to know what developing nests look like and you need to know where to look for them.

What Paper Wasp Nests Look Like — You may already know what a paper wasp nest looks like. These are common insects in the Dallas area. But you might not recognize a nest as it is forming. At first, it is only a small gray, umbrella shape, with hexagonal compartments inside. Once it is fully formed, it will be the shape of a strawberry.

Where You Can Find Wasp Nests — You may know this one as well. Paper wasps create their aerial nests in sheltered locations on, and around, man-made structures. Perhaps you’ve seen one under a roofline, on the ceiling of a porch, or under a deck, porch, or patio. These are only some of the many locations they build nests. The key to finding them is to look up. When you get under your deck to search for a nest, you need to look up. These insects get into the “rafters” of low lying structures as readily as they do the rafters of a barn.

Nest Removal

Once you’ve found a nest, it needs to be removed. If it is just a little starter nest, and there are no wasps present on the surface, you may be able to just brush it away with a broom. Do a quick inspection of the area and make sure there are no wasps nearby. If the nest has developed to a point where you are unable to see all the hexagonal chambers, there could be wasps inside that you can’t see. Removing these nests can be hazardous.

A few things to consider about DIY wasp nest removal:

Selecting the wrong product to spray a wasps’ nest can be hazardous.

Inappropriate application of wasp sprays can be toxic.

Climbing a ladder to spray a wasps nest can result in a fall.

Getting into a closed space with a wasps’ nests is a bad idea.

When you have a licensed and insured pest professional take care of wasp nests, you don’t have to worry about injury. You also don’t have to worry about the wrong methods or products being used to address the threat.

Professional Wasp Control and Nest Removal

Life gets busy. Who has time to be looking for developing wasps nests? There’s work, school, sporting events, recitals, family reunions, birthday parties—the list goes on and on. But you don’t have to think about nest detection when you have residential pest control

What Makes an Auto Repair Expert?

We are frequently asked this question in the course of a crash investigation. The answer is not always simple and depends on a number of factors including, why the vehicle was being serviced, what specific work the vehicle was having done, and who was performing the work. In this article we discuss some of these questions as a starting point to assist in your investigation. As a general note, any repair or service station is responsible for the quality of the work they have performed. This includes the quality and completeness of workmanship as well as the selection of parts and components that are appropriate for the vehicle. In the course of completing their job, technicians and service stations are obligated to notify their customer of any unsafe conditions they notice. In certain situations, a maintenance or repair station may be responsible for inspecting components outside of the initial scope for which the vehicle was brought in.

Why was the Vehicle in for Service?

The reason a vehicle was brought in for service may affect the process by which a technician diagnoses and resolves an issue. Using the example of a flat tire, the standard of care for repairing the problem depends on the cause of the flat. If the tire was punctured, it may be sufficient to remove the puncture and plug the hole; however, if the flat was caused by a pothole, the technician would be expected to check the wheel and suspension for further damage.

Who Performed the Work?

As mentioned earlier, the shop performing any work is responsible for the quality of the work they have performed and to notify their customer of any unsafe conditions they notice. There are some types of facilities however, that may have greater or lesser responsibilities for noticing issues based on the specific services they provide. For example, car dealerships are responsible for checking each vehicle that comes in for service for any applicable recalls and service bulletins. This service would not necessarily be expected by a non-dealership. On the opposite side of the spectrum are shops specializing in aesthetics, such as interiors, audio/visual, or window tinting; these shops would be less expected to notice or recognize potential mechanical issues with a vehicle.

What Specific Work was Performed?

This is an important question because some service/maintenance operations are confined to a particular area of the vehicle. For instance, a technician repairing a broken window switch would be unlikely to notice signs of advanced rust or decay on the underside of the vehicle. Alternately, a worker providing an oil change would be likely to see signs of advanced rust even on the rear-underside of the vehicle, but may not notice smaller signs of failure on other components. On the extreme other side, are technicians performing inspections for state requirements or as part of a certified pre-owned program; these workers would be expected to notice and address significant issues throughout the vehicle.

How to Select a Repair Facility

1. Facility Type

When evaluating full-service auto repair shops, drivers have three basic choices:

  • Dealerships – Dealer service departments are very familiar with common problems on the makes of cars they sell. Dealers also have factory-trained technicians, and are keenly aware of technical service bulletins or other special service advisories.
  • Independents – Quality independent repair shops may be slightly less expensive than dealers, and tend to have higher overall customer satisfaction. In addition, customers at independent repair shop are more likely to deal directly with the owner or technician, making it easier to develop relationships with the people who service their cars.
  • Specialists – Some independent repair shops specialize in certain vehicle makes or specific vehicle systems. By focusing on a limited part of the market, these shops can provide very efficient and effective service.

2. Appearance

A clean, well-organized repair facility reflects attention to detail and an effort to maintain a professional image.

3. Amenities

The facility should have a comfortable waiting area and clean restrooms. Many shops now have pick-up and drop-off service for the convenience of customers.

4. Technicians

The facility should employ qualified technicians who receive ongoing training in the latest technology. Certifications from the National Institute for Automotive Service Excellence (ASE) are often posted, and dealerships may display vehicle manufacturer service training credentials. Collision repair shops often have certificates from training offered by the Inter-Industry Conference on Auto Collision Repair (I-CAR).

5. Equipment

A good repair shop will have up-to-date service equipment and repair data. The amount of information necessary to repair modern cars can no longer be effectively contained in paper manuals. Quality shops today have Internet access to repair information or an on-site service information library of CD/DVD ROMs.
